Q. My home, located in Golden Beach has been for sale with an Aventura Realtor for over six months. We have had very listing showings and one contract for sale that was, quite frankly, insulting. Needless to say, I’m not happy. What options do I have to cancel my listing with the real estate brokerage?
A. First, I am sorry you are having issues with the sale of your home. You will have several courses of action.
In South Florida, there are two methods to accomplish this task.
The listing can be terminated or withdrawn from the market.
If you are have having difficulty in terminating the agreement with the Real Estate Broker, I would request that the property be withdrawn from the market for sale until the legal listing contract expires.
Foremost when does the listing agreement expire? All legally executed listing agreements have an expiration date. Typically this date is listed on the front page of the contract. You might just want to bid your time.
If you find that the expiration date is not coming up in the near future, tell the agent you wish the contract to be withdrawn from the market.You might have to have a conversation with the Real Estate broker and tell him/her that you are not satisfied with their performance, and you would like to cancel your listing with them.
Quite often, simply for goodwill the brokerage will agree to cancel the agreement. Best of luck with the sale of your luxury condo for sale.
