Today's question comes from a husband and wife team in Aventura Florida: My husband and I are considering downsizing our home in Aventura Peninsula. Should we list our Aventura condo for sale during the December holidays or should we hold off till the Spring
Many sellers take their home off the market this time of year. Therefore there is less competition, in terms of property on the market toward the end of the year.
I have found from experience as an Aventura Realtor, if an individual is looking at homes during this festive season they are serious buyers.
It is also time to take stock:
If your property has been on the market for several months, especially in our market environment it is time to re-evaluate the listed price. The property could be seen as stale and possibly overpriced.
In addition, now is the time to review with your Aventura Realtor the reasons given for not purchasing the unit. Perhaps the interior needs a neutral color of paint as opposed to a bold blue shade. Many buyers cannot see past visible changes that could be made.Remember you must see your property through the eyes of the purchaser.
It is important to note: In Florida, to obtain the homestead real estate tax allowance the new buyer must have ownership before December 31. This can save the buyer thousands of dollars in real estate taxes. This is another reason to put your home for sale during the holiday season.
From the financing arena:
When the holiday season rolls around the volume of loan applications at the banks slows down considerably. Sometimes this allows for a quicker loan approval for potential buyers. Quicker loan approval, quicker closing on the transaction- simple and straightforward.
Finally, remember unlike the rest of the country we do not have to deal with the cold winter weather. Life continues as normal in Aventura, Florida…No snow, No frost...How lucky we are to be living in South Florida.
